Apply for a Planned Sign Program

Step 1.Consult with us

The Planned Sign Program allows greater flexibility in sign design and display in cases where strict compliance with the requirements of the Zoning Ordinance may not be feasible. A Planned Sign Program may be appropriate for large development areas and integrated complexes. The review process will make sure the related signs work in a coordinated fashion to meet the general intent for signs in the Zoning District in which they are located. 

The Planning Commission can approve alternative requirements for sign:

• Design
• Number
• Type
• Size
• Height
• Location
• Lighting

It's a good idea to setup a meeting with us before you begin. Pre-application meetings make sure the process is smooth.

Step 3.Talk to your neighbors

Contact us to find out if a neighborhood meeting is appropriate for your plan. Talking to your neighbors helps you get comments and resolve conflicts before the Planning Commission review.

Check Section 5.12.06 of the Zoning Ordinance for recommended outreach procedures.

Step 4.Fill out an application for a Planned Sign Program

Download and fill out the application linked below. Keep in mind that you need to submit your application at least one month before the Planning Commission meeting. It's a good idea to review this list of the Planning Commission Meeting Dates with filing deadlines.

Step 5.We'll review your application

We'll review your application before submitting to the Planning Commission. We may contact you with questions or for more information, or recommend changes for clarity. The Planning Director or Planning Commission may decide to hold a public hearing.

Step 6.Notice of Public Hearing

After staff review, your application is forwarded to the Planning Commission for a public hearing. We’ll send you the notice of public hearing 15 days before the Planning Commission meeting.

Step 7.Present your proposal

Here's what to expect at the commission meeting:

• Planning staff introduces and explains your request to the Planning Commission
• You'll be asked to present information on your proposal. The Planning Commission will ask any questions they have, and you'll have a chance to respond
• The Planning Commission deliberates on the request in open session. The Planning Commission may approve, approve with conditions, deny, or table the application.

Step 8.We'll follow up in writing

We will provide you a letter with the decision of the Planning Commission. The letter will include any conditions of approval. If the Planning Commission denies your application, there are no appeals.
