Taxable Value

The Taxable Value is determined by the lower of the Assessed Value or Capped Value. Properties that transferred ownership in 2023 will have the Taxable Value set to the Assessed Value for the 2024 tax year. Taxable Value is the basis of the property tax in Michigan and is multiplied by the millage rate to determine the tax amount each year. To estimate property taxes for the current owner, enter the Taxable Value. To estimate taxes for a future owner, enter the Assessed Value.

Principal Residence Exemption (P.R.E.) %

The Principal Residence Exemption (P.R.E.) is sometimes still referred to as the “homestead exemption”. It’s an exemption from the local school operating millage; typically, 18 mills. If you own and occupy your home as your primary residence, then you’re eligible to claim the exemption by filing the Principal Residence Exemption Affidavit with the City Assessor. You’re allowed to claim only one P.R.E. in Michigan and cannot claim a similar exemption in another state at the same time. The percentage ranges from 0% (not claimed as a primary residence) to 100% (fully claimed as a primary residence) or a percentage in between; if the property has more than one home on it, it is a multi-dwelling, used for purposes other than a principal residence, or partially rented, then only a partial exemption is allowed.
