How it works

Appealing the assessed value of your property? The appeal process begins with the Assessor's Review.

Reviews are held during the first full two weeks in February. The City Charter requires an appeal to the Assessor's Review before any appeal to the local Board of Review.

The Assessor's Review is open during the first two full weeks of February, so the dates may change each year.  For 2026, it will be open February 2nd - February 13th.

Submit Your Appeal

We do not accept online submissions. You'll need to complete the paper form. Call or visit our office if you need help filling it out. You can find our contact information and location in the Contact Us section of this page.

Option A: Mail your form to our office

Letter appeals must be postmarked by February 13th, 2026.

There are no exceptions to the deadline. Our address is listed in the Contact Us section of the page.

Option B: Bring your form to the office

The appeal form has to be received in the Assessor's Office by 5:00 PM on February 13th, 2026.

There are no exceptions to this deadline.  Visit us at the address listed in the Contact Us section of this page.  Our office hours are 8:00 AM - 5:00 PM, Monday through Friday.

Option C: Call us for instructions

You can find our number in the Contact Us section of this page. You won't be able to apply over the phone, but we'll make sure you have everything you need to submit your application.

Next Steps

We'll review your appeal

After we have reviewed your appeal, we'll mail you a letter to let you know our decision.

If you don't agree with the Assessor's Review decision, you can appeal to the Board of Review by letter or appointment.  Appeals to the Board of Review are limited to those who appealed to the Assessor's Review.

The Board of Review will meet in Room 360 of City Hall on March 3, 2026 through March 20,2026, by appointment only.  Appointments are scheduled by availability of the Board of Review and granted on a first come, first served basis. The Board will mail you a letter after the last day of their reviews to let you know their decision.

Don’t agree with the decision of the Board of Review? You can appeal further to the Michigan Tax Tribunal.
